Seminary Restoration
Dear Fellow Faithful, I’ve had the pleasure of meeting several of you already ; to the rest I would like to introduce myself. I’m one of the coordinators of the SSPX/MC/Resistance in the St.Mary’s, Kansas OLMC Mission Chapel. I’ve had the honor of working with Fathers Pfeiffer and Hewko for the past three years and have visited Our Lady of Mount Carmel Seminary many times with gratitude for the family conferences, mens’ retreats, etc. Many of you have as well and are aware of the obvious repairs that are needed on the seminary buildings. With this in mind, I’ve met with Fr. Pfeiffer and discussed where he’d like to start refurbishing these buildings and prioritizing the different projects needed. He has approved the beginning of the future expansion of the seminary and the repairs on the existing structures that are necessary first. Please see below for the list of projects that are needed as necessary repairs. Keeping in mind that the funding for the daily functioning of the seminary and the travel expenses necessary for the priests to serve the faithful are still most crucial , we are looking for generous souls to go above and beyond the norm with donations. The future of the seminary will require all of us working together for the greater good and the rebuilding of the Faith. Projects :#1- Roof ” old school house ” this is the building directly behind the chapel , at the top of the hill. This will include removing the existing roof and replacing it, along with new sofit. Also installing new gutters and downspouts. I’ve gotten two quotes for this from different roofers from the area and the entire cost of this project will be $6500.00. #2 – Roof Chapel #3 – School house expansion this will be done in phases #4 – Seminary expansion this will be done in phases #5 – New Siding on all buildings #6 – Electrical Upgrades of all buildings #7 – Plumbing upgrades of all buildings So as not to overwhelm us all with too much at once , the idea is to fund and complete one project at a time and to move ahead as quickly as our generosity will allow us. As one project is underway and completely funded , I will be getting bids on the next project and sending out via email the accepted quotes from the subcontractor chosen. On the bigger projects , I will itemize out in detail the work to be completed and the cost of each part of it as I’m thinking it would be fun to donate funding a certain project , for those who are able. For example , tiling the kitchen floor , painting a certain building , or funding a cement foundation , etc. This itemizing detailed costs will , at least , give us this option of donating this way if preferred. We’ll be moving ahead as quickly or as slowly as funds allow. We plan on periodically sending out before and after pictures as the work progresses to allow you to see the results of your charity. The success of these projects depends solely on our generosity. A heavy burden it may seem , considering the few faithful involved. However , when considering the profound effects of even one well formed seminarian becoming a priest , the heaviness lightens and the burden becomes a joyful opportunity. Update:Dear Fellow Faithful, Good news!! Project # 1 (reroofing the old schoolhouse) has been totally funded and will be completed by the end of this May, thanks to your generosity. More good news!! Not only was project #1 totally funded but we have $1000.00 extra to put towards project # 2 !! Deo gratias!! Project #2 , includes all of the following: Architectural and design fees for the seminary building ( refectory, one of the dormitories, and the kitchen ) and the "old school house " ( the second dormitory building). This will be completed by an architect in Kentucky familiar with building restorations. I have met with this architect once already on the OLMC campus and he is confident the restoration that Fr. Pfeiffer has in mind is absolutely doable. These fees will include : 1. Field measuring/ Pre-Development - Document two existing Buildings
- Investigate City issues regarding building, fire, and egress Code
2. Design drawings- Refine current design, present two or three design option ideas for both buildings
- Client meetings for revisions
3. Contract/ Construction Documents- Develop final detailed drawings and specifications (design build MEP)
- Drawings used for bidding, permit, and construction
- Two (2) site visits for basic construction administration
Total: $9,000.00. This will be paid in installments, the first one being $1000.00 , which is paid in full from overflow of donations from project #1. ***This is a very reasonable fee from this architect and we will have completed, engineer approved and stamped drawings with everything up to code to present to the county for necessary permits when needed as the future projects are funded. **** Again , keeping in mind that the funding for the daily functioning of the seminary and travel expenses necessary for the priests to serve the faithful are still most crucial, we are looking for generous souls to go above and beyond the norm with donations. Update:Dear Fellow Faithful , We want to share with you the initial architectural drawings of the existing seminary buildings , completed by the architect ( please see the attached PDF at the bottom of this email ). We've received $3500.00 of the needed $9000.00 for completed architectural fees ( what is shown below is the same as the last email, the only difference being is a lesser amount needed in funding). Your generosity has allowed us to proceed with a meeting next week with Fr. Pfeiffer and the architect to discuss details and continue with expansion drawings of these buildings , which are the ones which will be used for future construction. FYI, again, the roof of the old schoolhouse has been totally covered. It was quite easy to get roofers out to quote the project, however, it's been difficult to get the chosen roofer to commit to a starting date. I'll be finding another roofer next week when I'm in Boston and hoping to get this started and completed ASAP. The funds are being held for the job to be paid upon completion. JULY UPDATE
Dear fellow faithful, It was a real pleasure to see many of you at the Family Doctrinal Conferences several weekends ago. Our family is always grateful that the good Fathers allow us to gather at their seminary to form friendships with others that are united in the Faith. It also allows us to see first hand the great need of refurbishing the buildings. With this in mind, I'm most happy to tell you that all the funds needed for the architectural fees, as noted in the previous email, all $9000.00, have been collected through your great generosity. This allows us to now move ahead with the design phase of the seminary building , the building that has the refectory and the kitchen on the first floor. We will be sharing these plans with you once the design has been finalized. These fully funded architectural fees will get us all the way to the completed, stamped, approved drawings for future construction. The roof of the old schoolhouse, which was our first project, has been scheduled for July 23rd. We should have some before and after pictures for you in the August email. Again, this project's funds have been collected in full. Always moving ahead, we are beginning to get bids for redoing the structural supports under the old schoolhouse building. Once we find out the cost, this will be our next project, and we will proceed with asking for funds needed. We're hoping this information will be out for you in the August email. Dear Fellow Faithful, Please find attached some before and after pictures of the now completed roof, soffit, and gutters on the old schoolhouse. We're still working on getting bids for the structural support needed on this building. The expansion of the seminary building will be moving along now as I am hoping to meet with Father Pfeiffer soon. As was mentioned in the previous email the architectural fees have been collected in full and we are now in the early phases of designing the entire layout of the seminary building. This usually takes a bit of time as it involves going back and forth a few times between the architect and Father Pfeiffer to work out the final plans. I'll be sharing the architectural design layout as soon as they are finalized and approved by Father Pfeiffer. Father has some great ideas and it will be really exciting to see the final plans! As these plans are being worked out, we'd like to move ahead with these projects at the same time: 1. As mentioned above, the structural support of the old schoolhouse. 2. Electrical service upgrade for the entire seminary campus. This is done through the local power company. 3. Plumbing upgrade system for the entire seminary campus. Both the electrical and plumbing upgrades are necessary due to the growth of the seminary and will need to be completed before the expansion of the seminary building begins. After I meet with Father Pfeiffer and get pricing on these projects, I will send out more details and will be begging for funds. Thankfully, we already have an excess of $5000.00 which will be put towards one of the above three projects, whichever Father decides to have completed first.
